We're able to help with a number of different stages of your building development, including planning, design and specification. Below you can find a list of what we have to offer.


Planning

We can help get you get planning approval for your project. We specialise in planning applications for alterations, extensions, renovations, conversions and new build dwellings. We prepare pre-apps, outline, full, householder, conservation area and reserved matters applications amongst others.

Design

We’ll design your project to your brief, while taking into consideration any regulatory or physical constraints to create a functional, desirable and cost effective design solution. We carry out measured building surveys, basic level surveys and produce 2D and 3D existing and proposed architectural plans to gain planning approval.

Specification

Once you have planning approval we can handle your building regulations approval too. We can provide you with detailed construction drawings and specification and submit these to the local authority building control department. These detailed construction drawings can also act as tender and contract documents.

Typical Key Project Stages

  • Preliminary consultation to obtain a client’s brief. (Free of charge)
  • A written service and fee agreement, signed and dated by both parties.
  • Measured building or site survey to produce existing drawings.
  • Existing drawings inclusive of plans, sections and elevations.
  • Feasibility study, production of concept sketches to give direction to the final scheme.
  • Design and access statement to accompany application if required.
  • Proposed drawings inclusive of plans, sections and elevations.
  • Planning application submission to the local authority along with all relevant forms and certificates.
  • Liaison with the local authority throughout ensuring a smooth process.
  • Construction drawings and specification.
  • Building regulations package submitted to local authority along with all necessary forms and certificates
  • Produce tender package for contractors to price.

Cost

We offer a free written quote with no obligation. If appointed, we issue our service and fee agreement along with the Chartered Institute of Architectural Technologists Conditions of Engagement; these documents clearly set out the costs to the client and their rights. Most projects will have fixed costs with any unforeseen work charged at an agreed hourly rate. Large projects will be based on a percentage of the total project value.
